We require full payment (MasterCard, Visa, Discover) at the time of booking your room reservation. Our tax rate is 15% (7% local tax, 2% county tax, and 6% state tax).
Cancellation / Refunds
Bryn Oaks is a small establishment and cancellations are significant. Any cancellation made before 7 days of the scheduled arrival will receive a full refund minus a $25 transaction fee per room. If cancellation is made less than 7 days but before 72 hours of the scheduled arrival, you will receive a full refund minus a fee of $125. Any cancellation made less than 72 hours of scheduled arrival time will not receive a refund.
Our Posada Suites are pet-friendly and include an enclosed pet run. If you are staying in the suites, a non-refundable $25 pet deposit is required. Pets are not allowed inside the main historic house. Pet violations and cleaning will be subject to a fee of up to $300.
We do welcome service dogs.
We are a smoke-free property. You may smoke outside as long as it is not bothering other guests. Smoking violations inside the facilities will be subject to a fee of up to $250.
Our Posada Suites are family friendly and can sleep up to four. Our rooms in the main house, including the dining room, cannot accommodate children.
Occupancy / Extra Person Fees
Room rates are listed with each room description and are based on single or double occupancy. We can only accommodate two people in the rooms in the main house. Our Posada Suites can accommodate up to four in each suite.
Minimum Age to Reserve a Room
There must be an adult of 21 years or older in each guest room.
Lost and Found
Articles left behind are held for 7 days, and then we contribute appropriate items to a local charity. If claimed, we ship USPS and at your expense.
Check in / Check out
Check-in begins at 4:00 p.m. We will be here to greet you between 4:00-5:30 p.m. If you can not arrive during this time please call ( 254-291-3240 ) so we can make arrangements.
Check-out is 11:00 a.m.
Same Day Booking Policy
24-hour or more advance notice is required for all bookings. Last-minute bookings will not be permitted on the same day as your intended stay. Some emergency exceptions to this may be made at the discretion of our management. Call (254) 291-3240 to request an exception.
A continental breakfast is served in the dining room each morning. If you would prefer a different time or have breakfast delivered to your room you must notify Rhonda by 5:00 p.m. the evening before.
Gourmet breakfasts are offered as an add-on service at $10 per guest, per day during registration.
Special dietary requests must also be made when you register. It is very possible that last-minute substitutions cannot be accommodated.
Families with small children in the Posada suites will be offered a separate seating time in the dining room or we will gladly deliver breakfast to your suite.
Housekeeping / Room Services
We maintain the highest standards of cleaning and sanitizing in each room and in common areas. We comply with current safety and cleaning guidelines and sanitize high-touch surfaces. If you request, we will gladly service your room or provide fresh towels. Please contact us if you have any other questions or concerns.
We offer on-property parking for one vehicle. If you plan to park more than one vehicle please confirm with Rhonda at (254) 291-3240 prior to your arrival. Most weekends this will not be an issue but we may need to find other parking options during high occupancy. We are not responsible for damage done to your vehicle.
We offer a comfortable meeting venue for groups up to 18 from 10:00 a.m. – 3:00 p.m. you can bring your own food or have food prepared in house. Please call Rhonda at 254-291-3240 for more info.
